Questions Property Managers Ask

Can you provide a certificate of insurance?

Yes, and it goes on file before the first visit rather than after you ask twice. We carry general liability and workers compensation coverage, and we can send the certificate directly to whoever maintains your vendor file.

What kinds of properties do you maintain?

Property management portfolios, national franchise locations, a township town center, churches, realtors and rental portfolios, all on the west side. We work small to mid-size commercial rather than large campuses, which is a deliberate choice: it is the size where a crew that is fifteen minutes away actually changes the service.

How do snow contracts work?

Contracted for the season, with arrival and completion records for every event. Most snow contracts get arranged in the fall, before the first storm, because routes are built in advance and a property added mid-season is harder to fit. We can also supply bulk road salt if your own crew clears the lot.

Do I get service records I can put in a file?

Yes. Every visit is logged with arrival and completion times through our scheduling system, and that record is available to you. For snow and ice in particular it is the documentation you want if a slip claim ever surfaces months later.

Can one contract cover both grounds and snow?

Yes, and most of our commercial accounts do it that way. One contract, one point of contact and one invoice across all four seasons is the whole point. It also means the crew clearing your lot in January already knows where the beds and the drains are.

How do I get a proposal?

Send us the property and what you need covered, or call and we will walk it. For grounds and snow we quote after seeing the property, because square footage alone does not tell us where the equipment goes, where water collects or how the lot has to be staged during a storm.
